CHALLENGE – Working with a client to sell a STNL property that they had owned for over 40 years, and via a 1031 Exchange, swapping them into a better, higher-yielding STNL property.
ACTION – Researching and underwriting the older property and marketing it while simultaneously searching for a replacement STNL.
RESULT – Sold the older property at 98% of list price and successfully closed on a replacement property to complete a 1031 Exchange. Process from listing the older asset to closing on the replacement asset was 120 days. Successful in increasing client’s cash flow by 24.6% and moved them into a fresher, more vibrant commercial real estate investment.
